For Agents

Las Vegas Agent Referrals — Clark County

Most of my business has always come from other agents and past clients. I am a Broker Salesman with eXp Realty, licensed in Nevada for 23 years, with 1,600 Las Vegas homes sold.

Referrals have always been the business

Over more than two decades the same pattern has held: agents send a client, the client is looked after, and the agent sends the next one. That is the whole model, and it only works if every referred client is handled as carefully as a personal one.

It also means the relationship with the referring agent is treated as the primary relationship. You get told what is happening, when it happens, without having to chase it. Your client is not going to be handed to an assistant, and they are not going to come back to you with a complaint.

    The referral agreement

The paperwork is done first. Before I contact your client, I sign a written referral agreement with you between the two brokerages that names the client, states the referral fee as a percentage of the commission earned, and sets out the term. Nothing is left to a handshake or a text message.

That document protects you. It means the fee is established and documented before any work begins, and it removes any argument later about who introduced the client.

    How the fee works

The fee is a percentage of the commission earned on the closed transaction, and it is paid at closing through the brokerages — from eXp Realty to your brokerage, not agent to agent, in line with licensing requirements in both states.

There is no cost to you and no cost to your client. If the transaction does not close, no fee is owed. If your client buys a different property, or buys after a long search, the agreement still covers it for its stated term.

    What your client can expect

Contact quickly after the referral, a real conversation about what they are trying to do, and honest guidance on price and neighbourhoods. Buyers get lender introductions if they need them and a search built around how they actually live. Sellers get a pricing analysis grounded in closed comparable sales, a preparation plan and full marketing.

I have been in the top 1% my entire career and am a top 250 REALTOR in Las Vegas. Around 1,000 of my 1,600 closings have been corporate-owned, investor-owned or REO work, so complicated files are familiar ground rather than a learning exercise on your client's time.
