Move-Up Buyers in Las Vegas and Henderson

Most of my clients already live here and are trading up — a growing family, a home office that has outgrown a bedroom, a move from the east valley to Henderson. I am a Broker Salesman with eXp Realty, licensed in Nevada 23 years, with 1,600 local homes sold.

The move-up client is a local client

These families know the valley. They know the difference between Green Valley and Anthem, which schools they want, and how long they are willing to sit on the 215. The work is not selling them on Las Vegas — it is solving a sequencing problem where two transactions have to fit together without leaving anyone homeless or over-leveraged.

That problem is financial, logistical and emotional in roughly equal measure, and it is much easier to solve before either home is on the market.

Buy before sell, or sell before buy

Selling first is the cleaner financial route. You know exactly what your equity is, you shop with a firm budget, your offer carries no home-sale contingency, and you negotiate from a stronger position. The cost is disruption: you may need a rent-back from your buyer, a short-term rental, or two moves.

Buying first is easier on the household. You move once, on your own schedule, and you prepare and show an empty house rather than living through weekend showings with children and pets. The cost is financial: you have to qualify carrying both mortgages, or bridge the gap, and once you have committed you are motivated to sell — which is not where you want to be when offers come in.

The right answer depends on how much of your down payment is locked in current equity, how your lender treats the existing mortgage in your debt-to-income calculation, and how much disruption the family can genuinely absorb.

    Bridge options

Several tools exist to close the gap. A bridge loan borrows against existing equity for a short term at a higher rate. A HELOC drawn before the current home is listed can fund a down payment, though it must be arranged in advance. Some lenders will exclude the departing mortgage from debt-to-income once the home is under contract. A sale with a rent-back lets you close, keep the money and stay put for a few weeks.

Each has a cost, and the cost should be weighed against what a rushed sale of your current home would cost you in price. Frequently the bridge is the cheaper option, and frequently it is not — that comparison is worth doing with real numbers before choosing.

    Timing two closings

Same-day closings are ordinary work when they are planned. Both escrows are opened with the same coordination in mind, the loan on the new home is underwritten early, wire timing is confirmed with both title officers, the sale closes and funds in the morning, the purchase records in the afternoon, and the movers are booked for a window rather than a moment.

Contingencies are the safety net. A purchase contingent on the sale of your current home, with a clearly defined timeline, keeps you from owning two houses if something slips. Sellers accept these more readily when your home is already under contract and the offer is presented properly.

    Equity positioning

Before anything is listed, I establish what your current home realistically sells for, what remains after the mortgage payoff and selling costs, and what that leaves as a down payment. That figure sets the price range on the new home, and it decides which of the paths above is even available.

Preparation on the departing home is part of the same plan: the small repairs and cosmetic work that move the number, timed so the house is ready when the sequence calls for it. Call or text 702-408-6220 and I can map the order before anything goes on the market.

    Frequently Asked Questions

It depends on how much of your down payment is tied up in your current equity and how much disruption you can absorb. Selling first is cleaner financially; buying first is easier on the family. I plan the order with you before either home goes on the market.

I also represent first-time buyers, move-up and downsizing families, and everyday sellers across Las Vegas, Henderson and all of Clark County, and I welcome referrals from other agents and past clients.
