Real Estate Asset Management and Disposition in Las Vegas

Owners who hold property they did not choose need a single point of accountability in the market. I am a Broker Salesman with eXp Realty, have been licensed in Nevada 23 years and have closed 1,600 Las Vegas homes, around 1,000 of them corporate-owned, investor-owned or REO.

    Who this is for

Banks and credit unions holding REO. Mortgage servicers and default servicing firms managing files on behalf of investors. Funds and private equity owners with single assets or portfolios in Southern Nevada. Corporate owners carrying relocation or surplus property. Estates and trusts where a fiduciary has to convert real property to cash and document every decision along the way.

What all of them share is distance from the asset. Somebody local has to see it, price it, fix what needs fixing and account for the money.

    Valuation and BPO

Everything begins with a defensible number. A broker price opinion documents current as-is value and repaired value, supported by closed comparable sales, active competition and current market conditions in that specific submarket — the Las Vegas valley is not one market, and a pricing assumption borrowed from Summerlin does not hold in North Las Vegas.

The BPO also identifies the strategy: list as-is to an investor pool, or invest a defined amount of repair and reach retail buyers. That comparison is presented with numbers attached so the owner can decide on evidence.

    Occupancy and eviction status

Before anything else, the occupancy question has to be answered honestly: vacant, owner-holdover, tenant with a valid lease, or unauthorised occupant. Each has a different legal path in Nevada and a different timeline, and each affects value.

Where the property is vacant, securing it matters immediately — locks changed, utilities decided, pool addressed, landscaping restarted, and the property inspected on a regular cycle. Vacant homes in this valley deteriorate quickly and attract problems that cost far more than prevention.

Condition assessment, repair scoping and vendor management

A full condition report with photographs establishes what is actually there. From that comes a repair scope split into three tiers: required for safety or lender financing, high-return cosmetic work, and optional. Each line carries a bid and an expected effect on value or days on market.

Approved work is then run through established local trades — roofing, HVAC, plumbing, pool, flooring, paint and landscaping — with bids collected, schedules managed, work inspected on completion, and invoices reconciled to the approved scope. The owner approves; the coordination is handled here.

    Marketing, sale and reporting

Once the property shows well it goes to market with professional photography, full MLS and syndicated exposure, and a pricing plan with scheduled review points. Offers are presented with buyer qualification, proof of funds or loan approval, and a net sheet, so the decision-maker sees net recovery rather than headline price.

Throughout, I report on a fixed cadence: activity, showing feedback, market movement, price recommendation and closing status, in whatever format the client's system requires. I work exclusively with eXp Realty under Nevada licence BS.0143719, have been in the top 1% my entire career, and am a top 250 REALTOR in Las Vegas.

They oversee a property or portfolio on the owner's behalf: establishing value, resolving occupancy and condition, scoping and managing repairs, then marketing and selling to maximise net recovery.

I also represent first-time buyers, move-up and downsizing families, and everyday sellers across Las Vegas, Henderson and all of Clark County, and I welcome referrals from other agents and past clients.
